ATTOM’s newly released Best Days to Sell A Home Analysis reveals that over the span of the last 13 years, the months of May, February, and April have consistently yielded the highest seller premiums in home sales – making this month the time to sell your home.

According to ATTOM’s latest analysis of more than 59 million single-family home and condo sales spanning from 2011 to 2023, listing a property in May, February, or April often results in higher seller premiums. This data underscores that the period from early in the year through summer marks not only the peak season for home buying but also an advantageous time for sellers to showcase their properties. Therefore, now could be the opportune moment to consider placing your home on the market.

In this post, we dive even deeper into the data behind the latest ATTOM analysis to uncover those top 10 days of the year with 100,000 or more single-family and condo sales where home sellers are seeing the highest premiums above market value during those Spring and Summer months, based on the data over the past 13 years.  Starting with May 27 being the best day to sell a home, with a seller premium of 16.2 percent. Followed by February 25 (15.9 percent); February 17 (15.8 percent); February 15th (15.7 percent); February 22 (15.5 percent); May 25 (15.4 percent); March 30 (15.2 percent); March 25 (15.1 percent); February 28 (15.0 percent); and February 24 (15.0 percent).

In this post, we also dive even deeper into the data behind the latest ATTOM analysis to uncover those top 10 days of the year with 100,000 or more single-family and condo sales where home sellers are seeing the lowest premiums above market value during the year, based on the data over the past 13 years.  Starting with January 8 being the worst day to sell a home, with a seller premium of 5.6 percent. Followed by January 22 (6.2 percent); January 9 (6.3 percent); December 4 (6.4 percent); October 6 (6.7 percent); October 9 (6.7 percent); October 23 (6.8 percent); November 13 (6.8 percent); December 11 (6.8 percent); and November 6 (6.9 percent).

ATTOM’s annual best days to sell a home analysis calculates the premium or discount paid on a given day, ATTOM compared the median sales price for homes with a purchase closing on that day with the median automated valuation model (AVM) for those same homes at the time of sale.
